Project Overview

On-going water intrusion issues at the entry plaza of this office complex caused discomfort to occupants and became problematic for the management company.  The challenge was to identify the most effective repairs for the funds available and minimize the disruption to office workers.

Colliers International manages this 325,000 square-foot Class A office complex with direct exposure to Puget Sound.   The office services several hundred high-tech and defense industry related workers.  This is a four story concrete structure built in 1985.  The entry plaza is protected primarily with pavers and pedestals but there are sections covered by several feet of earth and intensive planting.

OAC proposed reinforced, hot rubberized, fluid applied waterproofing because of its proven durability and the fact that once the waterproofing was buried, access for repairs would be virtually impossible.  In short, the waterproofing could not fail.  As an added level of assurance we specified, 3rd party electronic leak testing prior to cover.   We carried out contract administration services during construction to ensure that the drawing intent was being met.  Change orders were kept to a minimum and ultimately the client was provided with a dramatically improved plaza from an aesthetic, serviceability and waterproofing standpoint.
