Project Overview

A failed waterproofing system over covered parking on the building’s west side was allowing water to infiltrate into the building’s concrete structure.  This water intrusion was causing concrete deterioration and compromising the integrity of embedded reinforcing steel.

This unique ten-story reinforced concrete structure was built in the late 1960’s on the shoreline of Lake Union. The structure is supported on piles, and the east side of the building projects over the lake.  Covered parking is provided on the building’s west side, the roof of which forms a plaza and drive-thru ramp for a Starbuck’s restaurant.

OAC created drawings and specifications for replacement of the failed waterproofing system and restoration of the damaged concrete structure.  Repair work included installation of new waterproofing systems at the drive-thru ramp and plaza, concrete patching, and construction of a new pile-supported slab to remedy settlement experienced over the last 40 years.

OAC’s engineering team worked closely with the Associated General Contractors of Washington (AGC) and the repair contractor to thoroughly evaluate repair methodologies and maintain an aggressive project schedule.  OAC also worked closely with the Seattle Building and Fire Departments to develop solutions related to fire apparatus access and shoreline management regulations.
