Project Overview

OAC was hired by the owner to evaluate deteriorated stucco clad and wood framing exposed by Tatley-Grund Inc.  This building had a variety of enclosure concerns caused by years of water intrusion.

Built in 1983, the Atwater is a three story building with wood-framed structure clad in stucco and traditional tile roof in Seattle overlooking Lake Union.  The building sits on a steep slope property.

OAC performed a thorough investigation of the existing building enclosure to identify sources of water intrusion and extent of damage. Found cracked stucco clad, leaky aluminum windows, and deck membrane that had reached the end of its service life.  OAC developed a comprehensive set of repair drawings for remediation of the exterior enclosure wall system, deck railings system, and deck waterproofing over wood and concrete systems.  During construction, OAC provided contract administration services and worked closely with the City of Seattle and the general contractor.
