Project Overview

When Pierce College began renovation of the Cascade Building in 2007, they uncovered signs of water intrusion throughout the building’s exterior walls.  Because it houses a variety of classrooms, clinics, labs, and administrative offices, it is essential to campus life and needed to remain operational throughout the renovation.  Pierce College needed help from a firm experienced in solving building enclosure failures and turned to OAC.

The Cascade Building was originally constructed in 1971 and was clad in a stucco-type finish, marblecrete.  In the 1980s, several additions and renovations were performed.  New sections of the building were clad with barrier EIFS (exterior insulation finish system).  EIFS was installed directly over the marblecrete at existing sections of the building.

OAC investigated the building envelope through visual observations, water testing, and intrusive openings.  Based on the investigation findings, it was determined that a complete re-clad of the building was needed.  A plan was developed to re-clad the building in several phases.  The re-clad consisted of removing the existing EIFS and marblecrete cladding, repairing or replacing the metal stud walls, and installing a new metal siding system.

OAC developed building envelope re-clad drawings to supplement the project architectural drawings.  OAC customized the envelope details to work with the existing building design and transition between different phases of work.  OAC is currently working on the third and fourth phases of the re-clad project.
