Project Overview

Mosler Lofts was the first LEED and Built-Green certified condominium tower in Seattle.  Its design included many sustainable and green features including a vegetative roof terrace.  Its façade has multiple exterior finish interfaces that required careful detailing to protect against water and air leakage while maintaining the building’s unique architectural design features.

Located in the heart of Belltown, the 12-story mixed-use building includes 5,600 square feet of retail space and three stories of underground parking.  It is a community of 150 New York style loft homes and has received high praise for its design, location, and sustainable features.  The project has a concrete structural system with exterior pre-cast concrete panels, brick veneer, and window wall glazing.

OAC assisted the developer and architect with the building enclosure throughout the design and construction process.  Beginning in schematic design, OAC helped with selection of exterior wall, roofing, below-grade waterproofing, and glazing systems.  OAC then reviewed and commented on the architectural drawings during design development and construction documents to be sure that the drawings showed accurate and thorough building enclosure detailing including isometric detailing of end conditions and transitions.  During construction, OAC visited the site to observe the work was being installed per the design documents, helped resolve on-site construction issues, and observed field water testing of glazing systems.
