Project Overview

OAC managed the design, construction, and closeout of renovations and modernizations to two elementary schools for the Nine Mile Falls School District. The project involved modernization/additions on Nine Mile Falls and Lake Spokane Elementary Schools, located northeast of Spokane. Construction was executed as a single, phased contract to capture economies of scale for consultants, contractors, and school district staff.

Located eight miles apart, Nine Mile Falls and Lake Spokane Elementary   Schools were designed by Architects West and managed OAC. This project was the first K-12 GC/CM project in the State of Washington under the new GC/CM statute was signed into law July 1, 2007.

Nine Mile Elementary, located in Spokane County, included a 3,500 sq. ft. addition and 24,888 sq. ft. modernization. It also included a partnership with Stevens County PUD and Spokane County Fire District #9 to share the cost for the installation of a water storage tank for site and building fire suppression systems. These systems provide potable water to all those involved, allowing the patrons to no longer operate from separate wells.

Lake Spokane Elementary, located in Stevens County, included a 25,518 sq. ft. addition and an 18,600 sq. ft. modernization. This portion of the project required access permits from the Washington State Department of Transportation. Also required was relocating an existing septic system and installation of an 8” water line to the housing development to the West. This provided for adequate fire flow for the site and ensured compliance of the building fire suppression systems with the State Fire Marshal’s Office.

Both sites required phased, occupied construction in close coordination with school district staff, the architect, and the GC/CM. Overall project budget was $19 million.
