Project Overview

OAC provided project management services to the City of Olympia on their new 90,000 sq. ft. City Hall.  Retained for its expertise in design-build delivery, OAC guided the City through development of the program, budget, procurement and delivery of this landmark new building.  Assembling a team of experts in all disciplines, OAC project managers led the refinement of a previously developed architectural program that included five user groups with widely diverse needs previously housed in different buildings including:

> City Council chambers and offices
> Police Department including holding cells and booking rooms
> Public Works
> Community Planning and Development
> Executive and Administrative offices

The first design-build project submitted to the Capital Projects Advisory Review Board (CPARB) Project Review Committee following the 2007 revisions to RCW 39.10, the Olympia City Hall was completed on schedule and under budget with savings shared between the City and the design-builder.

The building achieved LEED Gold certification and is a model for energy conservation in public buildings.  OAC, together with its mechanical subconsultant, established a design level energy savings of 42% of the ASHRAE 90.1-2004 standard.
