Project Overview

Prior to construction, the architect and developer wanted to ensure the building enclosure was designed confidently and correctly.  They required an experienced firm that focused on proper design and construction of complete building enclosures and turned to OAC for help.

Located in the heart of Capitol Hill, Terravita is a 6-story mixed use building with 108 residential units and 8,000 square feet of retail space.  The structure consists of a 2-story below-grade concrete parking garage partially located below the water table, a concrete podium 2-stories above street level and 4 stories of wood framing above the podium.  This complex design included a roof-top garden as part of the unique multi-use roof top, an outdoor courtyard over a heated podium, water features, and juliet balconies of both steel and concrete.  The exterior facades consists of cement board lap siding and panels, metal panels, and brick. Aluminum storefronts were installed at grade level and vinyl windows were used at the residential levels.

OAC reviewed the architect’s drawings and provided a written report and recommended sketches from a building enclosure perspective.  OAC assisted the architect and owner in selecting products to create a water-tight design package.  Many unique details were developed to transition between the numerous facades and design features.  During construction, OAC visited the site to observe and provided reports that the work was being constructed per the design documents, reviewed shop drawings, assisted the architect and contractor in resolving complex on-site construction issues, attended pre-construction meetings and observed water testing.
