Project Overview

Previously designed for medical offices, the building was being converted into luxury apartments and street level retail.  A new building core and terraces were being added.  The original wood windows and interior finishes were to remain and needed to be protected and restored during the renovation.

Originally building in 1910, the 11-story building’s existing enclosure has successfully endured for over 100 years.  The brick and terracotta façade elements were still in relatively good condition.  The new building core featured rainscreen siding and cantilevered metal decks.

OAC assisted the developer and architect develop waterproofing and enclosure details for the new core structure that increased performance while maintaining aesthetic appeal.  Vintage-style details and copper flashings were utilized at the tie-in with the existing building and unique details were developed for the seismic and expansion joints.  OAC also observed installations during construction to be sure that the design intent was maintained.
