Project Overview

The owner of the Trillium Heights Apartments complex hired OAC to consult on a multi-faceted structural reconstruction project. The project involved the repair and reconstruction of elevated wood-framed walkways and bridges that serve the entry stair towers at the front sides of seven large apartment buildings onsite. Work was phased by building, and continued through the end of 2013. The project also involves an ongoing first-party property insurance claim.

As structural engineer of record for this repair / reconstruction project, our engineers first carried out a destructive testing program intended to map location, severity and extent of decay to wood framing members supporting the existing walkways and bridges onsite. The investigation revealed that deterioration was severe and widespread. Immediately following the investigation, drawings were designed by OAC for the temporary shoring of the walkways and select bridges so that they could remain in safe service.

Following the shoring program, OAC prepared a set of permit / bid drawings for the repair and reconstruction of the walkways and bridges. The drawings also specified the required building enclosure work necessary to prevent future water intrusion to the structures.

During construction, OAC carried out contract administration engineering and architecture services such as submittal review and response to requests for information (RFIs) from the contractor, PNG Construction. Continued engineering observation was performed during the exploratory demolition phase that started each walkway phase. OAC also acted as the owner’s construction manager for the project. We assisted with bid documents, contractor selection and front-end construction documents, and stayed on through construction as the owner’s agent.
