Project Overview

Washington Elementary is a beloved and historic school building in the Proctor District of Tacoma.  The intent of the school district was to retain the historic character of the building while updating the interior, preserving and improving upon the exterior and provide additional education space in the form of new buildings above and below grade.

The school is a three story brick shell on stone foundation with heavy timber interior structure.  The windows and dentil cornice are painted wood.

Using WUFI – hygrothermal modeling, OAC was able to help the architect understand the water handling properties of existing and proposed wall assemblies to improve performance of existing and optimize performance of new assemblies.

Along with WUFI analysis, OAC reviewed and commented on, marking up the architects drawings and details as well as providing sketches of overlooked details.  We also provided a review of the project specifications related to the building enclosure.
