Project Engineer/Assistant Project Manager - LWSD

OAC has three (3) exciting Project Engineer opportunities working at Lake Washington School district assisting in the management of school projects that were approved in the district’s April 2016 Bond measure.  Lake Washington’s 2016 Bond program approved 8 school projects ranging from remodel to new construction.  This role will sit primarily in the field and join an existing team of OAC project managers, project engineers and project controls engineers leading the District and contract professionals through the design and construction processes

The role of Project Engineer requires strong interpersonal, communication and organizational skills, ability to self direct, knowledge of construction industry, field construction practices and related construction administrative processes. This position provides construction and contract management support and may be asked to help with general project support.

Primary Responsibilities

  • Know and understand the services required by the OAC contract with client.
  • Assist with administration of the construction contract as assigned.
  • Maintenance of RFI, Change Order, Daily Report and Submittal logs, tracking and reporting status.
  • Understand impacts of RFIs, Field Orders, and Change Order Proposals.
  • Provide quality assurance through job site walks, preparation of daily reports or logs, etc.
  • Review of General Contractor’s as-built documents.
  • Gather and/or prepare information for Change Orders, Claims, etc.
  • Assist in review of construction documents for constructability, bidability, completeness, errors and omissions.
  • Assist in the development of “front end” specifications and development of construction documentation.
  • Procure or assist in procurement of contract required documentation, O&M manuals, as-built drawings, guarantees, warranties, keys, etc.
  • Develop and maintain project progress photos and required photos/videos/claim documentation.
  • Assist with or coordinate commissioning and testing of building systems and equipment.
  • Assist in review and verify monthly consultant and contractor progress payments.
  • Review, confirm, prepare and/or assist with preparation of project master schedule.
  • Manage FF&E procurement and installation.
  • Facilitate owner integration prior to and during the occupancy phase of the project.

Experience/Skills/Education

  • Strong communicator with the ability to engage with varying audiences.
  • Knowledge of Word, Excel, PowerPoint, Bluebeam, Outlook, Internet Explorer, Microsoft Project or other scheduling software.
  • Experience with web-based project management tools.
  • BS in Construction Management, Civil Engineering or related field from an accredited university. Foreign degree equivalent acceptable.
  • 1-4 years of construction/project management or general contracting experience.

Project Coordinator, Southwest WA

This is one of three exciting new positions joining OAC’s South Puget Sound/Southwest Washington Construction Management Team. This role will be based in Olympia, WA and support the project and program management teams managing construction projects. OAC is looking for the enthusiastic self-motivated individual that can jump into a highly skilled Team and make an impact. Multi-tasking and problem solving are key skills required to enhance the success of this Team.

The role of Project Coordinator requires strong interpersonal, communication and organizational skills. This position provides construction & contract coordination and administration.

Primary Responsibilities

  • Ability to support a Team of professionals in project execution and OAC policies and procedures.
  • Project Team support- working directly with the Project Coordinators, Project Managers and Project Engineers.
  • Set up and maintain specific project files, with the emphasis on electronic vs. paper.
  • Prepare and/or update OAC fee information for client engagements.
  • Prepare, route and upload project meeting minutes and construction related project documentation into web based programs.
  • Prepare approval documents in accordance with client’s requirements.
  • Proof read documentation and make suggested edits
  • Know and understand the services required by the OAC contract with client.
  • Assist with administration of the client/OAC contract as assigned.
  • Maintain control of all documentation across the project program, archiving as appropriate.

Experience/Skills/Education

  • Construction related experience a plus but not required.
  • Working knowledge of Word, Excel, Outlook, Internet Explorer, PowerPoint, Microsoft Project (desirable) or other scheduling software.
  • Experience with web-based project management tools, SharePoint experience is a plus.
  • Bachelor’s degree preferred.
  • Minimum 1-3 years of administrative/project coordination experience preferred.

Sr. Project Manager, Southwest WA

This is one of three exciting new positions joining OAC’s South Puget Sound/Southwest Washington Construction Management Team. This role will be based in Olympia, WA and have accountability for complex construction projects serving South Puget Sound/Southwest Washington.   This role of Senior Project Manager requires strong interpersonal, communication and organizational skills, ability to self-direct, strong background in project/construction management, client representation and marketing professional services as well as personnel management.  The role also requires experience with overall project team selection, site selection and value judgment decision making.

Primary Responsibilities (include but are not limited to):

  • Overall accountability for the planning, design, permitting, construction and turnover of medium to large, complex construction projects.
  • Deliver projects on-time, on budget, and to mutually agreed expectations.
  • Assist the client to define project objectives, priorities, and create the project charter.
  • Lead the client in determining appropriate team and team structure for the project.
  • Lead the client through procurement processes including qualifications reviews, proposal requests, and team selection. Scope to include all phases including (but not limited to) Design Professionals; Owner Consultants; General Contractors, and owner provided equipment (Furniture, AV, etc.).
  • Lead and support the decision process to ensure timely and informed approvals.
  • Facilitate involvement of the project’s key stakeholders at appropriate levels and times.
  • Effectively manage and communicate project status, including scope, schedule, budget, risks and opportunities.
  • Develop, coordinate and facilitate hand off of the facility to district staff including school administration and operations staff.
  • Lead or assist with development and management of overall project budget, as appropriate to meet client requirements.
  • Guide design development and construction through the applicable funding requirements, government processes at Federal, State, and Local level.
  • Administer contracts including creation of contracts, approval of purchase orders and reviewing/approving pay requests.
  • Directly supervise and review performance of employees or consultants.
  • Develop and mentor staff as appropriate or assigned.
  • Support client’s project administrative needs as appropriate.
  • Contribute and own the development of program processes and tools that facilitate consistency and quality execution across the entire program.

 Experience/Skills/Education

  • BS in Construction Management, Civil Engineering, Architecture or related field from an accredited university. Foreign degree equivalent is acceptable.

MEP QA/QC Manager - Data Center

Multiple Locations – Western US

 

The role of MEP QA/QC Manager requires strong interpersonal, communication and organizational skills, ability to self-direct, and a strong background in mission critical project design and construction management. Experience in retrofit or on-going maintenance projects within operating facilities is desirable. This role will require on-site project/construction management managing design and construction teams and working directly with facility operations personnel.

Primary Responsibilities (include but are not limited to):

  • Lead with creation and validation of basis of design documentation (as appropriate).
  • Lead or assist client in determining appropriate team and team structure for the project.
  • Lead, manage and monitor preconstruction activities onsite and at remote locations.
  • Lead or assist with developing and evaluating procurement strategies and delivery of FF&E or other segments of the client’s budget.
  • Lead project delivery analysis and decision making.
  • Facilitate and manage involvement of the project’s key stakeholders at appropriate levels and times throughout project.
  • Develop, coordinate and facilitate hand off of the completed facility to client’s operations personnel.
  • Develop or advise on development of warranty strategies.
  • Lead with development and management of overall project budget, as appropriate to meet client requirements.
  • Guide design through applicable operations reviews or building compatibility preparations to meet project/client
  • Manage and Support client’s project administrative needs as appropriate.

Experience/Skills/Education

  • BS in Construction Management, Mechanical or Electrical Engineering, Architecture or related field from an accredited Foreign degree equivalent is acceptable.
  • Knowledge of E-Builder, Primavera, Microsoft Project or other scheduling software is desired.
  • Demonstrated understanding of method of procedure (MOP) process for construction in or around mission critical facilities.
  • Experience with web-based project management tools.
  • Demonstrated experience in management of professional and field staff.
  • 10 years of project and construction management experience in mission critical project work.
  • Experience with alternative delivery methods (GCCM, CMAR, CMGC & Design/Build).
