Communication is key

The aging Carroll Terrace Senior Housing Apartments was facing a multitude of water intrusion issues and failing envelope systems. OAC was brought on board to provide the Seattle Housing Authority (SHA) with multiple re-cladding concepts.

Working closely with SHA to bring the selected schematic rendering to life, our Building Sciences team provided a full set of architectural, building enclosure, and structural drawings and specifications. OAC was a driving force for progress, guiding SHA through general contractor selection and obtaining a construction permit. By maintaining a steady line of communication with SHA and the contractor, we verified that all structural and building enclosure components were installed as specified.

New rainscreen fiber cement panels and lap siding, metal flashing, unit deck membrane integration, and new modified bitumen roofing were installed and integrated with the latest vinyl and storefront window systems. Through detailed coordination and observations, we verified their installation and performance through third party field water testing of the windows.
