Better building for better living

Elan 41 Apartments consists of 78-unit residential apartments housed in 7 separate 2- and 3-story buildings. The exterior is clad with traditional barrier stucco, and the plaza was constructed of sand-set brick pavers. The wood-framed buildings are constructed above a concrete podium that housed retail spaces below.

Working closely with Lake Union Partners, ICG Investments, and Kimco Realty, OAC developed 3 design concepts that met the clients’ budget constraints while providing the desired contemporary look. The final design included new rooflines, removal of the existing plaza brickwork, installation of a new waterproofing membrane, and new pedestal pavers. New energy-efficient windows and doors were installed to improve the overall performance of the building enclosure and tenant spaces. But we didn’t stop there. We negotiated a remediation plan with the Seattle Building Department to eliminate potential delays and streamline the repairs.
