World-class space attracts new tenants as campus expands
OAC has been working closely with BioMed Realty (BMR) in redeveloping San Diego’s Oberlin campus. Oberlin Drive is a 4-building campus consisting of a new 7,800-square-foot ground-up amenity building, a 2,500-square-foot addition to an existing building, façade/site improvements, and the development of 7 new spec suites totaling 63,000 square feet.
During the construction of the spec suites, 6 new tenants engaged in leases and implemented customizations to the original design prior to construction completion. Tenant improvement customizations included a new ISO 7 clean room, cold room storage, and specialized lab support rooms. This required extensive coordination, phased construction, and logistical planning to minimize disruption to existing tenants on the campus. Detailed tenant coordination was crucial while working on an occupied campus and avoiding interruptions to weekly activities. OAC took charge in over communicating with the property management staff for tenants’ seamless transition.
COVID-19 impacts also proved to be a challenge. We faced multiple supply chain issues in procuring material and saw major impacts to the City plan checking process that caused further delays to original milestones. Despite all of this, OAC helped deliver the project under budget and ultimately deliver an enjoyable campus for the community’s tenants for years to come.
